The Challenge

For Humphreys & Partners Architects (HPA), its own space was a critically important work sample. The firm needed its space to convey the quality of its design capabilities. The interior space was not the only qualifying factor to finding their ideal office. The lease duration, location, and building amenities had to match HPA’s strategic objectives as well.

The Solution

We found HPA a property located on Wacker Drive – one of Chicago’s most prestigious addresses – built during the golden age of the 1920s. A prominent local developer had acquired the building and was in the midst of completely renovating the exterior and interiors, which made it a perfect fit. We negotiated a below-market rental rate with an above-market tenant improvement package while maintaining lease-term flexibility to avoid a 10-year lease commitment. The building features excellent river views, a rooftop deck, tenant lounge, and fitness center.

The Outcome

HPA was able to build out their space to satisfy the need for a high-end office. By leveraging the building’s common area assets, they could scale back their out-of-pocket expenses by not having to create all the different environments and amenities in their own space.
