The Challenge
Del Corona & Scardigli needed to more-than-double its previous space to accommodate expansion, while also meeting zoning requirements and obtaining loading docks, high drive-in clearance distances and other features. The biggest challenge was navigating different municipalities to ensure they’d be able to store their clients’ hazardous material products being handled in the facility. Finding a location close to major highways was a priority – but so was acquiring a more polished space to elevate their brand image.
The Solution
After conducting a sale vs. lease analysis, we concluded that due to the increasingly competitive leasing market and skyrocketing rental rates, purchasing was the smart move. We researched the desired area – the O’Hare submarket– to identify three suitable options. We also collaborated with Del Corona’s partners in construction, architecture, and law to obtain the fire department’s approval to store hazardous materials and a 6b Tax Incentive, which will significantly reduce the client’s real estate taxes for 12 years to come.
The Outcome
We brokered a deal that carved off ~40% of the initial asking price, enabling Del Corona to expand operations beyond their initial strategy while still conforming to their budget. Also contributing to this was the procurement of the 6b Tax Lncentive. Del Corona was able to significantly increase its office image and warehouse efficiency by retaining one of our GC partners. The client’s new 105,000 sq. ft. space includes ample loading, parking, ceiling height, and close proximity to expressways. The client was so pleased, they hired us to procure their new distribution facility in New Jersey.
