Legs Transport knew what it wanted from its new office space. The firm needed to triple its previous square footage to accommodate expansion while also meeting zoning requirements and attaining specific features, such as loading docks and 30’ warehouse clearance. Finding a location close to major highways was a priority, as was acquiring a more polished space to elevate the firm’s public facing brand image.
We conducted a sale vs. lease analysis and concluded that leasing was a more advantageous option. Leveraging in-depth local market knowledge, we formed a shortlist of three options along the I-55 corridor. We then negotiated a lease on a space in a new construction building in Bolingbrook that was easily accessible from the interstate.
We brokered a deal with favorable terms which helped Legs Transport accelerate growth and minimize expenses. In first 12 months of its new lease, Legs Transport only had to pay rent at 50%. Then, during the second year, the deal called for rental rates to remain at 15% below-market value with the construction of a 4,000 square foot available custom office space. “This new location is exactly what we were looking for,” explains Legs Transport President Edwin Vingilys. “It gives us room to grow our staff and day-to-day operations, and it matches the corporate image we are trying to build.
