  • With 28 facilities across 22 states, RAS is rapidly expanding its footprint nationally.
  • Under new leadership, RAS is committed to maintaining its first-in-class service and forging new relationships across multiple product lines.

REAL ESTATE FIT GOALS

  • Secure a 50,000 SF distribution space in the Northern area of the NJ Turnpike for a recently awarded contract
  • Ensure the facility has 6 dock positions and parking for 10 straight trucks to meet operational requirements
  • Identify a space that can be delivered within the critical 5-month timeframe to meet contractual obligations

The Challenge

RAS faced a tight timeline of less than five months to secure a suitable facility and meet their contractual obligations. The limited availability of properties in the desired area, combined with the specific requirement for 10 straight truck positions, narrowed the options to just 5 buildings. Finding a space that could be delivered within the critical time frame was a significant challenge.

The Solution

To mitigate risk and ensure a timely solution, RAS and Bespoke pursued three opportunities simultaneously. This proactive approach allowed them to identify a building that could meet both their program needs and the stringent time-to-market requirements. Through strategic negotiations, they eliminated one property that could not deliver the space on time, leaving two viable options to choose from.

The Outcome

Leveraging aggressive negotiations and a compressed timeline, RAS secured a newly constructed 52,000 SF facility with optimal accessibility to the Turnpike, port, and service area. Bespoke collaborated closely with the landlord to streamline office delivery and expedite operational permits. Their strong reputation and relationships with the Township enabled them to secure expedited permits and ensure a smooth process. RAS successfully expanded their operations, and their client has expressed interest in further expansions in other markets, recognizing the team’s ability to execute their real estate strategy effectively.
